Independent checks for homes, builders, landlords and kitchens in East Kent

Two industries. One straight-talking consultancy.

Most of the problems we find are ones the owner didn't know they had. A missing sign-off that stalls a house sale. A handyman sent into a flat with no plan. An allergen chart that's months out of date. We find them before an inspector, a buyer or a customer does.

What most people don't realise

Which of these is you?

Four ways we keep you SAFE

Your builder's mistakes can become your problem.

  • Missing sign-off follows you to the sale.If the work needed Building Regulations approval and was never signed off, your buyer's solicitor will find out when you sell.
  • You still have duties as the client. On most home jobs they pass to your builder under CDM 2015, which is exactly why who you hire, and how they plan the job, matters.
  • Invalid insurance lands on you.If a builder's cover isn't valid when something goes wrong, the cost of putting it right can end up with the homeowner.
  • The important parts get covered up.Foundations, steels and drainage are hidden within days. Without a check at the right stage, nobody can prove they're right.

What it can cost you

A delayed or failed sale, a lower offer, indemnity premiums, or paying twice to open up and redo work that was never right.

How we help

We check the quote and the builder before you sign, then visit at the stages that get covered up, with a written report each time.

How it works

Three steps. You always know the price first.

  1. A free chat

Fifteen minutes on the phone or WhatsApp. Tell us what's happening and we'll say whether you need us at all.

  2. A fixed price in writing

Exactly what we'll check and what it costs. Nothing starts until you're happy with it.

  3. A report you can use

What we found, what to fix first, and the paperwork to prove it, dated and ready for an inspector, insurer or buyer.

Ask about it

For homeowners

The extension you build today is checked again the day you sell.

  1. Before you sign

    The quote

Is Building Regulations approval included? Who is the principal designer and contractor? What has been left out?

  2. During the work

    The hidden stages

Foundations, drainage, steels and roofs get covered up. If they weren't inspected, nobody can prove they're right.

  3. At the end

    The sign-off

A completion certificate, electrical and gas certificates, and guarantees. File them. You'll need them.

  4. Years later

    The sale

Your buyer's solicitor asks for every certificate. Gaps can mean delays, a lower offer or paying for indemnity cover.

Why an independent check

We've no builder, supplier or product to sell you.

Your builder checks their own work. Your kitchen team checks their own records. We're the outside pair of eyes with nothing to gain from what we find, so we tell you straight.

The person who looks at your job is the person who does the work, from the first call to the final report. When a job needs both the building and the kitchen side, it is covered for one fee.

  • What you need, in plain English, with a fixed fee agreed in writing first
  • A dated written report you keep, ready for an inspector, insurer or buyer
  • If you don't need us, we'll say so on the first call
  • Based in Margate, on site and in kitchens across East Kent
